current market is to make a healthy return on your

Property investment in Spain is currently the One Thing which
you should
contemplate. There is no property market set to return you
better profits right now than the Spanish below market value
property market. There is a plethora of opportunities available to
the wise investor! Yes it can be a little scary, but with our expert
advice and very good timing, the current climate affords you the
opportunity to generate large upside returns via cash flow from
buy-to-lets. There is further a large potential for significant
capital returns when the market bounces back.
The market will bounce back, that’s as sure as eggs is eggs!

We believe that in the current Spanish property market the only
effective strategy for any investor is to buy at below market value,
and well below the market value. Furthermore, investors must
select areas where the rental demand is permanent and solid, in
order to be able to immediately rent out their properties as soon

Buying property at below market value guarantees you very

before beginning to rise again, which we doubt your property
investment will still be protected from negative equity? To assure

There is a huge void between property investment in Spain,
property speculation and a second home / residence with
investment aims tagged onto it. They are simply not the same
thing! They are entirely different investment strategies, with

An investment is there to make you money! Period!
A second home / retirement property is there as your holiday
home for you & your family, and can be somewhere to escape to
and enjoy in later life. Whilst it may be possible to realise a yield
and thus some financial return on your original investment in
peak high holiday season, by renting a room out, a holiday home
will not return a constant profit to you. This is because they are
taxed in separate ways.
Location:
Most retirement properties are chosen because of their
suitability for long term living. If you are choosing a home to
retire to it would not usually be in an area of high foot fall, and
bright lights. We would argue that you would prefer quiet,
relaxation and serenity.
However, the best investment and rental properties are close to
the action of restaurants, bars & nightlife and the usual activities
these present! Properties located on the coast and in popular
tourist towns are always very attractive propositions. Most will be
located close to beautiful sugar white beaches, restaurants,
waterparks, nightlife and lots of other attractions.
Décor:
The decor inside your investment property must be of the
highest standard possible. It must be well maintained, and the
property should be spotless both inside and outside. First
impressions always count, you never get a second chance to
make a first impression. Aim high, position the rent at the
correct level and you will definitely make money!
The negative argument has always been that there is a major
over supply problem on the Spanish coasts and there is
insufficient demand to meet the rental and sale over supply.
This is clearly nonsense! There is an oversupply of poor standard,
squalid 2 * properties, only fit for club 18/30 parties and clients
who couldn’t care less where they sleep, as long as it’s cheap, safe
and relatively clean. This is your bucket and spade discount
holiday package type accommodation.
There is in fact a serious under supply of high standard top
quality, boutique, trendy 5* type property, whether these be
apartments or Villas. The key to making serious money in Spain,
is to ensure you position yourself well in the market. At the top of
the tree offering quality, an excellent location and the money
WILL find you, every time, 365 days a year.
If you have serious ambitions about investing to generate high
yields, you should look no further than Marbella, Puerto Banus,
Malaga Old Town, Cabo Pino, or Mijas These represent excellent
examples.
All of these towns and resorts have been hot spots since the
1980’s. A recent poll has identified Marbella as the number 3
worldwide destination for millionaires and now billionaires. The
harbours are home to some huge and very impressive yachts
including those of the Saudi Royal Family and the Sultan of
Brunei! Lord Sugar, Simon Cowell and many more British and
American celebrities call it home. Some property prices have
moved up between 8 % & 12 % from the worst prices of the crash,
there is no sign of the market slowing down. The knock on effect
is being felt in small surrounding villages like Puerto Cabopino.
The time to enter the market is now. Average prices are on the
move, the ROI (return on your investment) is assured, and it will
come as no surprise that the anticipated return is far greater
than any return available from the City of London or Government
backed Isa / pension’s schemes.
Be careful:
We do not recommend you go it alone unless you are an expert
or seasoned professional. You must be careful, but it’s not rocket
science. On the coast and in tourist towns, it is possible to rent a 3
bedroom luxury apartment for as much as €1,200 Euros per
week, if you follow the rules. At 40 % below market value we can
find you a property for as little as € 120,000 Euro’s!
Base your calculations on rental income first and foremost. The
capital return will take care of itself! You cannot effect or second
guess the market, unless you are Warren Buffet.! The market
moves at its own pace. If you are very diligent and your property
is extremely well-sited, H&G may be able to forward sell the
property on your behalf to the growing number of Chinese, Asian
and African investors currently entering the Spanish market.
For now, though we would advise you to make the property as
aesthetically beautiful inside and out as possible, employ a great
photographer, advertise in all the right places both national and
internationally, sweep up and enjoy the rental yields! €850 -
€1500 a week is very doable in the right location!
